Project scope

An undisclosed project in London is currently being redeveloped as a new prestigious residential building due to open in 2024.

It will include 140 spacious guest rooms and suites, a variety of formal and casual dining and entertainment spaces including five flagship retail spaces.

Engineered Pixels have been working closely alongside JA Brooks and the Design Team to deliver the Stage 5 Coordination and working drawings for the Mechanical & Public Health pipework including vacuum drainage system. Our responsibilities also included production of DfMA module drawings, bracketry setting out & BIM Level 2 deliverables for the Shell & Core services using Revit 2021 with Fabrication CADmep parts.

Consisting of Ground to Level 7 & Roof. Engineered Pixels provided a fully managed digital engineering service to oversee the model and drawing production.

As Lead coordinators on the project for the upper floors, we were responsible for managing the other trades on the project, hosting weekly BIM meetings to ensure final coordination was achieved before the end of the contracted date.

Challenges we faced

We provided total of 200 DfMA module drawings for the floors & mechanical risers.

The project was to be modularised as much as possible which meant meticulous coordination with other trades to ensure spacial fit of the frames and to maximise the number of modules per floor.

The design included a Vacuum drainage system which is a very specialist system. We had numerous meetings with the specialist to understand the do`s and don’t’s of the system to enable us to coordinate accurately with all other services whilst still ensuring the integrity and correct operation of the system remained un effected.

Our solution

On this project we provided 5500+ hours of support.

The key to the success of this challenging project was the relationship we had developed with JA Brooks and the Design Team. This enabled a lot of the challenges we faced to be quickly dealt with via a quick online Teams meeting or phone call – crucial for a fast paced programme!

This teamed with our proactive and forward thinking approach, we were able to deliver the modelling of the project to our high standard whilst keeping the site team moving with installation drawings and DfMA module drawings for the prefab works.

Overall, a very rewarding project to be involved with.
